Our Best-Fit Property Partners

Electrical support built for smaller, professionally managed properties.

Surge Electric is best suited for property managers who value clear communication, documented work, professional tenant interaction, and repairs completed correctly—not simply the lowest available service call.

Residential Property Management

Rental homes and smaller residential portfolios

Single-family rentals, condos, townhomes, duplexes, and smaller multifamily properties throughout Reno, Sparks, and surrounding Washoe County communities.

Small Commercial Management

Offices, retail suites, and light-commercial properties

Long-Term Vendor Relationships

A contractor you can call more than once

We want to build ongoing relationships with managers who need a dependable electrical vendor for recurring repairs, turnovers, inspections, and property improvements.

The Properties We’re Best Equipped to Serve

Focused service for residential and smaller commercial properties.

Surge Electric is an owner-operated electrical contractor rather than a large facilities-maintenance company. Our service is best suited for residential portfolios and smaller commercial properties that need professional electrical troubleshooting, repairs, corrections, and improvements.

We are generally not the right vendor for large apartment communities requiring full-time onsite maintenance coverage, large industrial facilities, continuous overnight dispatch, or properties that require a dedicated electrical crew.

Important availability noteWe do not advertise 24/7 overnight emergency dispatch. Daytime urgent service may be available depending on the hazard, location, current workload, and safe access.

Built for Property Managers

Less chasing, fewer surprises, and clearer repair records.

Clear work descriptions

Estimates and invoices explain the issue, the work performed, and the materials or corrections involved so owners can understand the repair.

Photo documentation

When appropriate, before-and-after photos help document existing conditions, completed repairs, inspection corrections, and property improvements.

Professional tenant coordination

We can communicate directly with tenants or onsite contacts, follow access instructions, and keep the property manager informed.

Owner-operated service

The person responsible for the company is directly involved in communication, troubleshooting, scheduling, and the finished result.

Licensed, bonded, and insured

Vendor onboarding documents, licensing information, a W-9, and a certificate of insurance are available when needed.

Authorization before added work

When site conditions reveal work beyond the approved scope, we explain the issue and obtain authorization before proceeding whenever practical.

Property Electrical Services

Repairs, corrections, turnovers, and electrical improvements.

From one failed receptacle to a larger correction list, we help property managers resolve electrical issues with clear scope, documentation, and next steps.

Small Commercial Property Management

Electrical service for offices, retail suites, common areas, and light-commercial properties.

Small commercial properties have different electrical needs than rental homes. Surge Electric helps property managers maintain lighting, emergency and exit equipment, receptacles, office power, exterior lighting, dedicated circuits, electrical panels, and tenant spaces without requiring a large facilities-maintenance contractor.

Emergency and egress lighting

Troubleshooting, repair, replacement, and functional checks of emergency lights, battery-backup fixtures, and egress-lighting equipment within our electrical service scope.

Exit signs and combination units

Repair and replacement of illuminated exit signs, combination exit-and-emergency units, failed batteries, damaged fixtures, and related branch-circuit problems.

Interior commercial lighting

Lighting repairs and upgrades for offices, retail suites, hallways, common areas, storage rooms, restrooms, break rooms, and other smaller commercial spaces.

Exterior and security lighting

Wall packs, entry lighting, walkway lights, exterior building fixtures, photocells, timers, motion controls, and lighting used for visibility and security.

LED lighting upgrades

Replacement of outdated or failing lighting with efficient LED fixtures, retrofit products, drivers, lamps, and compatible controls.

Office furniture and cubicle power

Electrical feeds for modular office furniture, cubicle systems, desks, conference tables, receptacle additions, and power-distribution changes when compatible with the selected furniture system.

Cord drops and overhead power

Ceiling-mounted cord drops, retractable cord reels, suspended receptacles, and overhead power connections for work areas where wall receptacles are not practical.

Receptacles and dedicated circuits

New or relocated receptacles and dedicated circuits for office equipment, copiers, refrigerators, microwaves, point-of-sale equipment, appliances, tools, and other approved loads.

Occupancy sensors and controls

Troubleshooting and installation of occupancy sensors, vacancy sensors, timers, photocells, switches, dimmers, and commercial lighting controls.

Tenant-turnover electrical work

Electrical punch-list work between tenants, including damaged devices, missing covers, lighting repairs, circuit identification, receptacle replacement, and correction of visible electrical issues.

Small tenant improvements

Electrical changes for smaller office and retail buildouts, including lighting relocation, receptacle additions, dedicated circuits, equipment connections, and panel modifications.

Panels, breakers, and subpanels

Troubleshooting, circuit additions, breaker replacement, panel labeling, subpanel work, load review, and correction of electrical-distribution issues.

Work Orders & Vendor Portals

We can work within your property-management process.

Surge Electric can receive and manage authorized work orders through property-management vendor portals when portal access and onboarding are provided. We can follow required work-order numbers, purchase-order instructions, access notes, not-to-exceed limits, invoice requirements, and completion-documentation procedures.

Reliability & Response

Clear expectations are better than unrealistic promises.

Urgent Safety Concerns

Daytime urgent response based on availability

Smoking outlets, burning odors, active arcing, repeated breaker trips, and partial or total power loss are reviewed based on the apparent hazard, property location, current schedule, and safe access.

Routine Work Orders

Complete information helps us schedule faster

Property address, tenant contact, access notes, photos, issue details, and authorization limits help reduce delays and unnecessary back-and-forth.

After-Hours Requests

No continuous overnight dispatch

Surge Electric is not a 24/7 facilities contractor. Night and weekend availability is limited and should not be relied on as a guaranteed emergency-response program.

Pricing & Billing

Documentation that helps managers explain the charge.

Transparent pricing method

Unknown troubleshooting may use a service-call charge plus diagnostic or repair labor. Clearly defined installations and larger scopes may receive upfront project pricing.

Tenant-damage documentation

We can record visible conditions, observations, photos, and the repair performed. The property manager or owner makes the final lease or chargeback determination.

Itemized invoices and job notes

Billing documents include understandable work descriptions and can include supporting photos or notes when useful for the owner or property file.

How Work Requests Are Handled

A straightforward process from request to documentation.

01

Submit the property details

Send the address, tenant or access information, issue description, urgency, photos, and any spending-authorization requirements.

02

We review and coordinate

We confirm whether the request fits our services and coordinate access with the property manager, tenant, owner, or onsite contact.

03

The work is completed and documented

You receive a clear description of the completed work, applicable photos, and an invoice or proposal that can be shared with the owner.

Property Manager Questions

Answers about response times, tenant coordination, billing, documentation, credentials, and permits.

What types of property managers do you work with?

Surge Electric is best suited for residential property management companies and small commercial property managers. Typical properties include single-family rentals, condos, townhomes, duplexes, smaller multifamily properties, offices, retail suites, professional buildings, and similar light-commercial spaces.

Do you provide 24/7 emergency electrical service?

We do not operate as a 24/7 overnight dispatch company. Daytime urgent service may be available based on the hazard, location, current workload, and safe access. For smoking equipment, active arcing, fire, or immediate danger, occupants should shut off power when it is safe to do so and contact emergency services when appropriate.

How quickly can you respond to a routine work order?

Scheduling depends on current workload, tenant access, parts, property location, and the type of electrical issue. We review complete work-order information promptly and provide the next available scheduling options rather than promising a response time that may not be realistic.

How is pricing handled?

The pricing method depends on the request. Troubleshooting and unknown repair conditions may use a service-call charge plus diagnostic or repair labor. Clearly defined installations and larger correction scopes may be quoted with upfront project pricing. The approved pricing method is explained before work proceeds.

Can you document tenant-caused damage?

Yes. We can document visible conditions, relevant observations, photos, and the work required. Surge Electric does not make the final lease, liability, or chargeback determination; the property manager or owner decides whether a cost is assigned to a tenant.

Do you send itemized invoices and photos?

Yes. Invoices include clear work descriptions, and photos or job notes can be provided when they are useful to document the condition and completed repair. Billing documents can be emailed to the designated property-management contact.

Will you coordinate directly with tenants?

Yes, when requested. We can contact tenants or onsite representatives for scheduling and access while keeping the property manager informed. Clear authorization, contact information, access instructions, and any spending limit should be provided with the work request.

Are you licensed, bonded, and insured?

Yes. Surge Electric LLC is a licensed, bonded, and insured Nevada electrical contractor. Vendor documents, a W-9, licensing information, and a certificate of insurance are available for onboarding. Additional-insured requests are handled when required and available through the applicable insurance process.

Do you pull permits and coordinate inspections?

When a permit or inspection is required for the approved electrical scope, Surge Electric handles the contractor-side permitting and inspection process. Permit fees, utility requirements, access, and correction responsibilities are identified in the proposal when applicable.

What properties are not the best fit?

We are generally not the best fit for large apartment communities that require full-time onsite maintenance coverage, large industrial facilities, continuous overnight dispatch, dedicated facilities staffing, manufactured-home specialty work, fire-alarm system work, or solar-system modifications.
